Facility managers have little, if any; time to proactively think about office space. Daily, requests arrive from distressed end-users complaining about the temperature of the space and financial managers requiring another explanation for a budget modification. Larger strategic issues, such as energy efficiency and space realignment, are left undone. In the end, the facility manager becomes a stressed-out "doer" trying to remain responsive to the office users' needs knowing that the more strategic and important issues have not been addressed.
How can the building users' perspective be changed to realize that office space is an investment and not purely a commodity-oriented line item where costs need to be constantly driven down? The answer resides in understanding the impact office space has on the achievement of corporate strategy and its alignment with other visible corporate components. By quantifying not only the costs but, more importantly, the value return associated with office space investments, the facility manager is armed to engage in quantitative discussions which will have a compelling impact on strategic corporate success.
